HOA POLICIES
The HOA policies for renters & visitors must be signed upon arrival and adhered to at all times during your stay. See copy of these policies via button above..
DEPOSIT POLICIES
- A deposit of 50% is due at the time of booking.
- Final and full payment is due within 60 days of the Check-in Date.
CANCELLATION & REFUND POLICIES
- The Guest may cancel their booking at any time before the day on which the final payment is due. In the event that the Guest exercises their right to cancel, the deposit will be:
- Free cancellations within 24 hours of booking for reservations made outside of 60 days. The $150 application fee will be deducted from any refund.
- 75% refunded if cancellation is made more than 60 days prior to the Check-in Date. The $150 application fee will also be deducted from any refund.
- non-refundable if cancellation is made 60 days or less prior to the Check-in Date.
- Partial or pro-rated funds are not available in cases of weather, health issues, transportation delays, pandemics, COVID-19 outbreaks, beach closures or governmental orders. We strongly urge you to purchase traveler’s insurance.
- Guests departing earlier than their reserved check-out date will not receive a refund.
SPECIAL POLICIES
- Minimum stay of 30 nights. No exceptions.
- No Smoking or Vaping: Smoking and/or vaping of any kind is not permitted. Smoking on premises will result in immediate eviction and loss of all rental fees and deposits.
- No Pets: Pets are not allowed.
- Internet: If you rely upon internet & Wi-Fi service, please keep in mind to provide for your own hotspot/ Wi-Fi connection. We rely solely upon local service providers so the timing of servicing for an outage/equipment failure is at their discretion though they attempt to be as prompt as possible. Wi-Fi access instructions are posted in the unit.
- Parking: Only one parking space is assigned to our unit. Any additional guest spaces must be requested / approved according to Landmark Towers rules. Jet skis, boats, RV’s, campers and trailers are prohibited on our property.
- The condo will be in clean and working condition. No compensations will be given for non-working items outside the owner’s control, including but not limited to power outages, cable TV outages, internet outages, etc. For items inside the owner’s control, the owners will make every attempt to rectify problems that may occur while you are in the condo. It is the renter’s responsibility to notify the owner immediately if there are any problems. No refunds or any other compensation will be given for the problems that the owner is able to rectify within a reasonable time frame.
DAMAGE POLICY
- A refundable $1,000.00 US damage/security deposit is required. This deposit is fully refundable once the Guest has checked out and the condo has been inspected. The deposit is made for security reasons and shall be refunded within 7-10 days of the Checkout Date provided no deductions are made due to:
- damage the condo or its contents
- debris, rubbish and discards left inside the condo
- lost keys or gate remotes
- damaged, lost or missing linens
- violation of any of the resort’s rules that incur fines or penalties
If the premises appear dirty or damaged upon Check-in, the Guest shall inform the Owner immediately.
HURRICANE OR STORM POLICY
No refunds or reschedule bookings due to hurricane activity. If you are concerned about the possible interruption, cancellation or delayed travel due to tropical occurrences, you are strongly encouraged to purchase travel insurance.
HOUSEKEEPING SERVICES
Housekeeping service is not included in the rental rate but is available at additional rate. Fees will be provided upon request.
RATES
The rates quoted are based on your period of stay. Rates are subject to change as a result of changes in your arrival and/or departure dates. The rates are in U.S. dollars. Rates quoted do not include applicable taxes, amenity, cleaning, HOA or processing fees. Rates are subject to change without notice on the website. Confirmed booking rates will never be changed unless days are added to the stay. The rate and rental listing information provided online, though deemed accurate is not guaranteed. It is subject to errors, omissions, change of price or withdrawal without notice.
MINIMUM AGE
The minimum age for guests to enter into a reservation is twenty-five (25) years of age, unless specifically approved in writing. You agree to provide us with proof of age upon request. Guests under the minimum age must be accompanied by a parent or legal guardian for the entire duration of the rental, unless specifically approved in writing. We reserve the right to cancel/terminate or reject reservations if made under false pretenses. Violations of this policy will result in loss of advance payments and immediate eviction from the vacation rental without refund.
LIABILITY WAIVER & HOLD HARMLESS AGREEMENT
Guests acknowledge and agree that renting and occupying the vacation property located in Clearwater, FL (the “Property”) involves certain inherent risks, including but not limited to accidents, injuries, property damage, loss, theft, or death, which may arise from the use of the Property, its amenities (such as pools, appliances, furniture, or outdoor areas), or surrounding environment. Guests assume all such risks associated with their stay.
In consideration for being permitted to rent and use the Property, Guests hereby release, waive, discharge, and covenant not to sue the Property owners, managers, agents, employees, or representatives (collectively, the “Releasees”) from any and all liability, claims, demands, actions, or causes of action arising out of or related to any loss, damage, injury, or death that may be sustained by Guests, their family members, invitees, or any third parties, whether caused by negligence of the Releasees or otherwise, while on the Property or in transit to or from it. Guests further agree to indemnify, defend, and hold harmless the Releasees from any and all claims, suits, losses, liabilities, damages, costs, or expenses (including attorney fees) arising from or related to Guests’ use of the Property, including claims brought by third parties.
